Am I required to make my property available to Section 8?
No but, all standard marketing will be visible to both market and voucher tenants. In the City of Atlanta you do have to give proper consideration to tenants with assistance vouchers. That voucher would count toward their qualifying income. In the end virtually no scenario would provide for a tenant to qualify for section 8 and also make 3-4 times the rental income with the base credit score we look for. You do get to choose your tenant and we do a deep dive into all applicants across the board. -
Are you licensed?
YES! This is required by GA law. We are a fully licensed GA Real Estate Brokerage. -
Can I reach you after hours?
This depends on the scenario. After hours would generally be emergency only. We do have phones manned for general calls Monday - Saturday. -
Can you put the money directly into my account?
Yes we pay owners via ACH direct deposit between the 10th and the 15th of each money. This is also dependant on when the tenant rent is paid and any pending repair work. -
Do I get to see the lease or sign it?
We will provide a blank copy of the lease for review. Since you are hiring us to handle the tenant entirely, we are only a full service management company, we sign the lease. We keep most leases to a very standard structure to avoid confusion. We can discuss specific details before a tenant is placed. -
Do you sell real estate too?
We do! But through our team at Harry Norman Realtors. Property management is a very specific industry and we believe sales and management should be separated. So we have created a way to do both. Separate and connected teams. -
How and when do I get my checks?
We pay the owners with ACH direct deposit payments between the 10th and the 15th. This is also based on your tenant paying rent in a timely maner and can be delayed by holidays. -
How is rent collection handled?
We work with Hunter Warfield to pursue and collect back rent and other debts after move out. -
How long of a lease do you sign?
Typically no shorter than a year and often as much as 2. But this is always negotiable. -
How much security deposit do you charge the tenant?
One full months rent and that is due in certified funds at the Move In walkthrough. -
How soon can you start managing my property?
We usually need a few days lead time, but very quickly. -
What type of properties do you manage?
We have a wide range of properties under management. Everything from small investor single family homes to high end homes the owners may return to in the future. Small multi unit and larger multi family are also a big part of our business. -
What type of reports do I get and how often?
We send owner statements at the beginning of the next calender month. So they are sent out in arrears. You receive each statement for the full prio calender month. -
Who holds the tenant security deposit?
We hold all security deposits in our escrow account until the tenant move out. Then it is moved into the general fund and any charges would then be subtracted before the balance is sent to the tenant.
